Get Ready to Market Your Home

  • Your Kind Realty agent will identify the selling points of your home and choose advertising words to market and sell your home on the MLS (Multiple Listing Service).

  • Have professional photos taken of your home. Your Kind Realty agent can help arrange this.

  • Confirm that your home listing is posted online. Your Kind Realty agent will saturate the Internet with photographs and descriptions of your home.

Show Your Home

  • Your Kind Realty agent will set up a showing service to schedule showings on your home. They will place a key in a lockbox at your property so access can be gained.

  • Plan an Open House with your Kind Realty listing agent if desired.

  • Your Kind Realty agent will provide the buyer feedback after showings so you can adjust your price, condition or marketing campaigns accordingly.

Receive Offers and Negotiate

  • Your Kind Realty agent will present contract offers as they are received.

  • Even if you receive a lowball offer, work with your Kind Realty agent to negotiate a counter offer. Don't ignore offers.

  • Prepare yourself for multiple offers if you live in a competitive market. Your Kind Realty agent will help you navigate through the offers to choose the best one.

Prepare For A Home Inspection

  • Once you have accepted an offer, the buyers will typically schedule a home inspection.

  • Your Kind Realty agent will provide you with information on what to expect with a home inspection. The licensed home inspector will be looking at the roof, foundation, electrical system, plumbing system, HVAC system and all interior and exterior components of the property.

  • Prepare your home and attic for the inspection. Move stuff away from the walls in the garage and make sure the inspector will have access to all areas of the home.

Negotiate Repairs

  • Once the inspection is completed, they buyers may ask for some repairs to be made based on the results of the inspection.

  • Work with your Kind Realty agent to determine if the requested repairs are reasonable.

  • You may ask for a copy of the home inspection report if the buyers request repairs.

  • If repairs are negotiated, they will need to be completed prior to closing on the home.

Appraiser Appointment

  • Once the repairs have been negotiated, the buyer will have their lender schedule an Appraisal to determine the value of your home.

  • Clean the house the day before the appraiser arrives and have it looking good.

  • More than likely, you will not receive a copy of the Appraisal report because the buyer pays for the appraisal and it belongs to them.

  • If you receive a low appraisal, ask your Kind Realty agent about the options available to you and how to proceed.

Closing on Your Home

  • The final step in selling your home is signing documents at the Title company.

  • Work with your Kind Realty agent to make sure the Title company has all the required documents prior to the closing date.

  • Schedule a time to close and sign papers at the title company. You will need to bring your valid photo ID and bank information to receive seller proceeds if applicable.

  • Once all documents have been signed by both parties, the lender will confirm funding within a few hours and the transaction will be completed.

  • Congratulations! With the professional help of your Kind Realty agent, you have sold your home.
